REAL ESTATE 2023: DESPITE THE DECLINE IN SALES, THE LAKE CONFIRMS ITSELF AS A PLACE OF INVESTMENT

In the Brescia real estate context, sales have recorded a decline and the prices of residential properties show a widespread increase, especially in the city and in the tourist areas, with Lake Garda and Ponte di Legno in evidence and the area between Piazza Duomo and Tebaldo Brusato which remains particularly attractive.

The analysis of the real estate value list of Borsa Immobiliare Brescia, presented at Brixia Expo, highlights the crucial role of the real estate sector, which involves approximately 23.3% of Brescia companies. The president of the Brescia Chamber of Commerce, Roberto Saccone, highlights a slowdown in sales in the first half of 2023, attributing it to inflation and rising rates.

Gianbattista Quecchia, of the Stock Exchange Committee, details the drop estimated at around -8%, influenced not only by increases in construction and renovation prices but also by the increase in interest rates and inflation. Stabilization is expected in the autumn, with the hope that inflation will fall and the ECB will stop raising rates.

Despite the stabilization of sales, the prices of residential properties in Brescia continue to grow, with Lake Garda leading the way. Sirmione Castello facing the lake reaches 8,000 euros per m2, followed by Ponte di Legno at 6,000 euros per m2. Tourist areas and lakes in the province are experiencing a surge.

Agricultural areas maintain an increase in values, especially in the municipalities of Franciacorta. The tertiary sector also shows good performances, especially for new properties in areas such as Brescia 2 and the Tre Torri. Commercial and office properties stagnate, confirming the trend of 2022, except for strategic shops on the access roads to the capital. Buyers prefer medium-sized properties, new and with terraces.
