TOURIST REAL ESTATE MARKET: LAKE GARDA REMAINS A CERTAINTY FOR ITALIAN AND INTERNATIONAL INVESTORS
Lake Garda, one of the most sought-after destinations for holiday homes, is experiencing a period of evolution in the tourist real estate market. The growing focus on infrastructure and connections influences buyers' choices, with a significant increase in interest from foreigners.
According to recent sector analyses, the holiday home market in Italy shows general stability in prices, with some regional variations and an increase in demand from foreign buyers, which continue to play a crucial role. In 2023, the share of purchases by foreigners increased to 13.5%, compared to 10.7% in 2019. However, the geopolitical situation and the slowdown of the German economy have made German buyers more cautious, favoring alternatives cheaper like Lake Iseo. Polish buyers, worried about the conflict in Ukraine, see Italy as a safe haven, also investing in the picturesque towns of Lake Garda.
The choice of location to buy a house is closely linked to infrastructure and connections, with a preference for rapid rail connections and cycle paths. Lake Garda, with famous cycle routes such as those of Lazise, Riva del Garda, Costermano, Malcesine and the Garda cycle path, represents a significant attraction for lovers of outdoor activities, making the area increasingly attractive.
In terms of type, the three-room apartment remains the most requested property on Lake Garda, representing 32.5% of sales, followed by independent and semi-independent solutions (28.2%) and two-room apartments (24.4%) . The average age of buyers is increasing, with the 45-54 age group at 26.1% and the 55-64 age group at 26.5%. The percentage of single buyers is also growing, reaching 18.6% in 2023. The majority of purchases take place without a mortgage, with only 12.1% of sales supported by financing, indicating a solid investment capacity on the part of buyers, who prefer to use their own capital.
