REAL ESTATE MARKET: GARDA SLOWS DOWN

A press conference on the trends of the real estate and mortgage market was held at the Gran Guardia in Verona, with the presentation of the most recent analyses on the performance of the residential, commercial and financing sectors. The meeting offered an updated picture of the market in Verona and Veneto, highlighting signs of growth with some challenges related to the economic context.
The tourist real estate market on Lake Garda is recording interesting trends: on the Verona shore, real estate prices have slightly decreased by 0.5%, while maintaining lively demand from buyers from Veneto, Lombardy and Trentino-Alto Adige. In places such as Lazise and Peschiera del Garda, prices have remained stable, while in Torri del Benaco there has been a slight reduction, linked to the decline in the spending capacity of German customers. The most sought-after areas are those with a lake view, with prices reaching €7,500 per square meter.
The mortgage market is also showing signs of recovery after a challenging start to the year. In the second quarter of 2024, Veneto families obtained financing for a total of 998.5 million euros, with a growth of 2.4% compared to the previous year. However, the first half of the year saw an overall contraction of 7.2% in the volumes disbursed compared to 2023. In the province of Verona, the second quarter recorded a slight increase of 0.9%, with an average mortgage amount of 118,707 euros. The outlook for the second half of the year remains moderately optimistic, with a possible stabilization of interest rates and a realignment of the mortgage market by the end of the year.
